The Residences

Fifty homes on the last open shoreline of a private island.

Six Fisher Island sits on what was once a Vanderbilt retreat, reachable only by ferry across Biscayne Bay. Kobi Karp set just fifty residences along 650 feet of shoreline, kept low against six and a half acres of gardens by Enea Garden Design rather than reaching for height.

The form takes its cues from the island's Mediterranean Revival past and quietly modernizes it. Indoor and outdoor rooms run together; deep terraces step out toward the Atlantic on one side and the bay on the other, so the water is rarely out of view.

Inside, Tara Bernerd & Partners kept the palette to tropical greens, soft stone, and organic texture. Tall ceilings, a private elevator opening into each home, and a quiet bar off the primary suite read as restraint rather than display.

The amenities sit apart from the homes: bayfront and sunset pools, a sanctuary spa, a residents-only oceanfront restaurant, and concierge-staffed lobbies. Ownership carries a lifetime membership in the Fisher Island Club.
