The Residences

Two curved volumes held against the Atlantic.

The St. Regis Residences rise as a pair of tapered, elliptical forms on the sand at Sunny Isles Beach, drawn by Arquitectonica. The North Tower is the second phase — set against 435 linear feet of oceanfront, with the Atlantic on one side and the Intracoastal on the other.

Inside, the interiors are the work of São Paulo's Patricia Anastassiadis. Ceilings run tall, every residence opens through a private elevator and entry foyer, and the kitchens are Italian. The detail is in the restraint rather than the announcement.

This is a fully residential building — no hotel on the premises, no transient use — yet it carries the full apparatus of the brand. The St. Regis Hotel Company manages the property, which means 24/7 butler service, a wellness center, a beach club with oceanfront pools, and the Ellipse Club with its cognac room and wine vault.

What sets the North Tower apart is its orientation to the light, with views that run from the Atlantic to the Intracoastal Waterway. The amenities sit between the two towers, served from a two-story porte-cochère and a double-height lobby.
